Measure

Property type

EPC records are not a census of every home. They cover properties assessed for sale, letting, construction or another qualifying event. Local property age, type and tenure can affect comparisons. Potential scores assume recommended improvements are completed.

Methodology and limitations

Certificate selection

The latest valid domestic EPC per UPRN, lodged within the preceding 10 years and mapped to current council geography.

Sample threshold

500 certificates are required for all homes. This reduces unstable comparisons from small samples.

Measures

Median scores use EPC points. Rating shares show the percentage in bands A–C or E–G. Improvement potential is the median difference between current and potential scores.

Interpretation

These figures describe assessed properties, not every dwelling. They do not directly measure bills, household energy use, carbon emissions or retrofit cost.
